Undoing an old finish takes longer than applying a new one
Roughly 60 per cent of time on site is preparation, and in Middleton a good share of that is removal. Woodchip has to come off in the wet, not be torn at dry. Nicotine has to be washed down before anything seals it. Old coving joints need raking and refilling rather than smearing over.

Woodchip that has been there since the seventies
Painting over woodchip only preserves it. Stripped properly, it comes off with steam and patience, and what it was hiding then gets dealt with. Walls are filled and sanded, and lining paper goes on where the plaster underneath has seen better days.
Stains that keep coming back
Nicotine and water marks bleed through emulsion no matter how many coats go on, because the staining is soluble and the paint is water-based. Surfaces are washed down, then sealed with a proper stain-block primer. After that, two coats cover it and it stays covered.

Middleton House Painting FAQs
Can you paint over an Artex or textured ceiling?
Yes, and it is usually the sensible option. A sound textured ceiling takes emulsion well, though it drinks more of it than a flat one — a deep-pile roller and an extra coat are normal. Loose flakes are removed by hand where safe to do so, and any staining is sealed first. What we do not do is dry-sand it.
Is it safe to sand or scrape a textured ceiling?
Not without knowing what it is. Textured coatings applied before 2000 may contain a small amount of asbestos, and while an intact ceiling is not considered a risk, sanding or scraping releases fibres. If the coating pre-dates 2000, or its age simply cannot be established, it should be tested before anyone disturbs it. Removal is then a job for a competent contractor rather than a decorator.
Should a textured ceiling be skimmed flat instead of painted?
If you want a flat, modern finish, skimming over the top is the usual route — it leaves the existing coating undisturbed underneath, which is exactly what you want. Where a ceiling is cracked, bouncing or sagging, over-boarding first and then skimming gives a better result. Both are plastering work, so they are quoted alongside the decorating rather than hidden inside it.
Can woodchip be painted over, or does it have to come off?
It can be painted, and plenty of Middleton hallways have been painted several times over. All that does is lock it in and make the eventual removal harder. Stripped properly with a steamer, it comes away and the wall underneath can be assessed. If the plaster is poor — common where paper has been holding it together — lining paper goes on before painting.
How do you stop nicotine or water stains coming back through?
By sealing rather than covering. Both stains are soluble, so water-based emulsion simply reactivates them and they ghost back within days. Surfaces are washed down with sugar soap first, then sealed with a solvent or shellac-based stain block. Only then do the finish coats go on. Done in that order it does not return.
How many coats does it take to cover a dark wall?
Usually three if you go straight over it, and often four for a strong red or deep blue. A tinted or grey primer first is quicker and cheaper in materials than piling on emulsion — two coats of finish over a primer beats four coats of finish on their own, and the colour ends up truer.
